Election Day Useful Information YOU Should Know

Tuesday November 4th Is Election Day

For many years my mother Cora Cherry has worked the polls.  She is a faithful worker and always puts her all in to whatever she does.  When I talked to mom this morning, she reminded me that there were a few things that people should be aware of when it comes voting.  These helpful hints are valid in New Jersey and may also apply to other states.

  1. VOTE your conscience.  May the best man win.
  2. Bring photo ID.  It may not be required, but why chance it.
  3. Don't wear political paraphernalia into the polling place.  All polling places have a sign which state "no electioneering within 100 feet of this polling place".  Wearing a political hat, buttons, t-shirts into the polling place is considered electioneering.
  4. Challengers will be stationed inside the polling places.  Challengers are hired by the political parties and their sole purpose is to challenge anyone they think does not have the right to vote.  If challenged, stay calm and answer all questions asked.  Mom says that not all challengers are nice!  But the bottom line is that you have the right to vote.  If there is a problem, ask to cast a provisional (paper) ballot.
  5. If you cast a provisional (paper) ballot, your ballot will be sent to the voting commission and they will determine later if you had a right to vote.  This is better than being turned away without casting a vote.  Also, do not tear anything off the paper ballot. Some may a perforated section with your identifying information on it.  If you tear this off, no one will be able to determine who cast that ballot.
  6. Skip the hassle of Election Day and cast an absentee ballot.  You have until 3pm on November 3rd to pick up an absentee ballot in person at your county clerks office.  The ballots must be returned in person or by mail by 8pm on Election Day.  I will post a list of county clerk addresses below.

I hope this information helps someone.  Thanks mom.

Have a great day

Active Rain Family: Can You Help Me Find THIS Car??

I LOVE ACTIVE RAIN!

I believe that blogging is a very beneficial thing and that some of the greatest people in the world belog to Active Rain.  And yes.....I believe soon I will be facing and Intervention, (My name is Leander and I am addicted to Active Rain).

Now onto the point of this post.  I really believe in the six degrees of separation theory.  Every one knows someone, who knows someone, who knows someone else.  I also believe James when he says "ye have not because ye ask not".

Readers of my blog know that recently my commuter car died.  I am now in the market for a replacement.  I have decided that I would like to purchase a 95-98 Subaru Legacy Wagon.  This car will be used to haul around all of my real estate crap as well as my keyboards and amp (just picked up a new gig playing for a men's choir...more on that later).

I am looking for a great car at a great price.  I KNOW someone out there KNOW's someone who can help me find this car.   Please contact me if you can help me out.

Thanks Family.

Should I List My Burlington County, NJ House For Sale Now, Or Wait Til Spring?

The following information was greated by my friend Jennifer in Rhinebeck, NY.  Her responses also hold true here in Burlington County, New Jersey.  So after you read what she has to say and you are considering selling your home, call Burlington Township's #1 Real Estate Agent & Consultant, Leander McClain.

Have a great day

Via Jennifer Fivelsdal, Rhinebeck NY:

This is a question many agents in Dutchess County will hear.  Such a question is understandable because:

  • The winter season is very real in this area, so a homeowner might have to keep walkway clean by shoveling snow.
  • Don't want to have the snow or salt track into the house.
  • Because of the holidays.
  • Because of the myth that houses won't sell in the winter time.

I can certainly understand your point of view however here are a few points you might want to consider.

  1. The normal tendency is for everyone to put their house on the market in the spring, so by listing your home now you will have less competition.  The trick is to start out with the property priced correctly.
  2. For the actual holiday day dates just request no showing; very few people would want to go house hunting on those days anyway.
  3. You or your agent can provide shoe covers so that potential clients will not track snow or salt in the house.  These shoe covers are very inexpensive; leave then in a basket by the door.
  4. I personally have sold homes from October-January; of course the sale volume is higher with a milder winter.
  5. If the house will be vacant make sure to leave the heat on so that the agent can turn it up a head of the showing.  A house without heat is colder than the outside so no heat could certainly put a chill on the showing.
  6. Many do buy homes at this time as this fits into their tax planning.

So if you can be committed to keeping the walk way clean there is no reason not to list now, you probably will have the edge.

Reccomended Reading: The FRED Factor

THE FRED FACTOR

This is a wonderful book which really helped my outlook on life.  It is a short read and should only take you an hour or so to read.  At the end of that hour, if you are like me, you have the tools to feel better about your job....no matter what that job is.

Here is a quote from the book:

"When your life is at low tide, when your professional commitment is wavering and you just want to get the job done and go home at the end of the day, what can you do?

Here's what I do:  I think about the guy who used to deliver my mail.  Because if Fred the Postman could bring extraordinary creativity and commitment to putting mail in a box, I can do as much or more to reinvent my work and rejuvenate my efforts.  He is proof that there are no insignificant or ordinary jobs when they're performed by significant or extraordinary people.  That's what I call, the Fred Factor"

After reading this book, you will WANT to be called a Fred. I do and I am working very hard to change my view of the world to Fred's view of the world. It has already help me get over a rut and a problem that I was dealing with for the past 5 years.

I hope this book helps you as much as it helped me.  You can find used copies of the book here at Amazon.com for as low as $1.59.

Have a great day

I LOVE REAL ESTATE

Let me say this right up front,

I LOVE The Real Estate Industry.

I also suspect that there are tens of thousands of others out there that feel the same as I do.  While so many are focusing on the state of the economy and the crumbling real estate market, I choose to focus on why I got into real estate in the first place.

I LOVE The Real Estate Industry.

You see, no one ever promised that being in this industry was going to be easy. No one ever promised that I would be able to make a decent salary without putting in much effort.  Right now, things have gotten a little difficult.  However,

I LOVE TheReal Estate Industry .

In what other industry can you have such a positive affect on someone's life?  In what other industry can you help a family onto the road of financial independence?  In what other industry can you create a wonderful lifestyle not only for yourself but for your clients? In what other industry can you truly make your clients dreams come true?

I LOVE The Real Estate Industry.

So even though there are rumblings of a recession, countless news stories on the terrible state of the economy and bad news about the real estate market, I say this......

A JOB WORTH DOING IS WORTH DOING WELL

Now is the time to learn, earn your certifications, work on your business plan, develop your business model, study, ask questions, find solutions, etc.  Don't worry about all of the naysayers.....they are leaving this industry in droves.  As for me....I am staying.  I will be here, serving the needs of my clients.

Everyone have a wonderful day.

Save Money On Fuel Oil & Boiler Maintenance With Heat USA

I just joined a heating oil cooperative called HEAT USA.  If you heat with oil, this may be worth looking into.  Membership is only $25 per year. Read below to see all that $25 buys you.  This is a bargain in my book.  You can read more or join at their website www.heatusa.com

HEAT USA is the largest heating oil buying group in the United States, with over 40,000 households and 200 heating oil dealers participating. HEAT uses the combined buying power of its membership to negotiate discounted rates for heating oil and service.  As a member, you will enjoy discounted heating oil.  In order to reduce your cost of heating oil Heat USA gets their dealers to reduce their profit margin substantially compared to what they would normally charge. Your HEAT dealer still makes money on your business because of the number of customers provided

Free Service Contract

With membership, HEAT USA offers a free service contract which offers extensive parts and labor coverage for your heating system so if you do have a problem with your boiler or burner, it will very often be repaired at no charge by your HEAT dealer. The exception to this is when a part is not covered, in which case you will be charged a reasonable rate for the part and prevailing labor rates for the time it took to repair or replace it. I have heated with oil for many years and I can tell you that the list of parts covered under the HEAT USA service contract is extensive.

The service contract also provides 24-hour emergency service and annual maintenance of your heating system.  This alone can save you $100-300 per year.

To be a member dealer of HEAT, companies are interviewed and screened for financial stability, service quality, reputation in the industry, insurance coverage and general professionalism among many other things. By being selective we ensure our members only work with solid and capable dealers.

 Additional Membership Benefits

As an added level of security, the HEAT team is available to assist you. They represent your interests with your HEAT dealer, so whether you want to check your oil price, are interested in buying a new heating system, have a complaint about your HEAT dealer or anything else that might come up, you know there is someone available to help you.

 Unconditionally Guaranteed Satisfaction

You are free to leave at any time for any reason, and if you are dissatisfied with the HEAT program we will even refund your membership fee with no questions asked. We're confident you will be very pleased with your experience however, and we will do everything in our power to make you comfortable and happy.

Have a great day

Laughter Is Good For The Soul

Laugh A Little, Live A Lot

A man joins a big corporate empire as a trainee. On his very first day of work, he dials the pantry and shouts into the phone - "Get me a coffee, quickly!"

The voice from the other side responded, "You fool you've dialed the wrong extension! Do you know who you're talking to, dumbo?"

"No," replied the trainee.

"It's the CEO of the company, you fool!"

The trainee shouts back, "And do YOU know who YOU are talking to, you fool?!"

"No." replied the CEO indignantly.

"Good!" replied the trainee, and puts down the phone.
