Are You a VULTURE or a SPARROW?

One of the things that we all have to do from time to time is to be honest with ourselves.  We have to look in the mirror and determine if like what we see. 

I always contend that we become similar to the people that we associate with.  If you associate with vultures, YOU are probably a vulture.  Vultures seldom attack healthy animals, but may kill the wounded or sick. They gorge themselves when prey is abundant, till they are full.  They they sit, sleepy or half torpid, to digest their food.

IS THIS HOW YOU ACT?

Do you take advantage of the situations in which someone else loses and you win?  Do you hang around a bunch of negative people, waiting for something to die?....ie.  "I am not going to actively prospect, but I will hang around the office and see who has the greatest leads...so I can ride on their coat tails".  You will notice that most times, vultures do not eat alone.  When an animal is killed, the others will join in on the feast until there is nothing left.   

I prefer to associate with the SPARROWS. 

Sparrows are small plump birds that feed on seeds, grain, flowers, butterflies, etc.  When you see sparrows, they are usually in large groups.  Each sparrow is searching for his/her own food.  The sparrow is always prospecting for its next meal.  The sparrow does not wait for someone else to find a meal.  Each sparrow does his/her own thing. 

A recently received a piece of inspirations material that included following affirmation. 

"I choose to continue finding ways to spend more and more time with people who are positive, motivated and committed to deliberate and organized business systems that produce consistent, predictable, reliable income". 

This sounds exactly like a sparrow to me. The sparrow works with deliberate intentions..DAILY.

Do you associate with sparrows or vultures?  Here is an experiment.  Take your top five friends income.  Add them together and divide by five.  Is that income similar to your income?  Do you associate with people who are where you are..or, do you associate with people who are where you want to be?

Why Now May Be a GREAT Time To Sell Your Home (Yes I know what everyone else says)

These days it seems that most Realtors are focusing buyers.  Many agents do not want the task of selling a home in this market.  You hear..."it's a great time to buy a home", it's a buyers market, "there are too many sellers and not enough buyers".  Well I am going to make the argument that NOW may a great time to SELL your home. 

 

Let's make a couple of assumptions.  1) Your current home is a 4 bedrooms, 2.5 bath, 1,500 square foot home in a nice neighborhood.  Two years ago, your neighbor sold the identical home for $250,000.  Data suggests that home prices have fallen in your area 10% over the last two years.  You are interested in a larger home (3,000 square feet) and this home sold for $400,000 two years ago. Data suggest that home prices have fallen in this area by 10% over the same 2 year period.

 

Right off the bat, the data in table one suggests that you receive $25,000 less for your home.  However, there are some positives.  Based on a 6% commission rate (these rates are negotiable) , you will save $1,500 on real estate commissions.  You will also save another $375 on closing costs (based on 1.5% of selling price).  To sum it all up, you will receive $23,125 less for your house than if you had sold it two years ago.  Now here is where most people stop...and they don't get

THE REST OF THE STORY.

 The house that you want to purchase has also faced the same price drop.  The home that would have sold for $400,000 is now ON SALE for $360,000.  Right away, you are saving $40,000.  You will have to put down $8,000 less for a down payment and your closing costs will be $1,600 less.  Overall, you will be paying $49,600 less for this home.  That is almost $50,000 in your pocket.

..but not so fast slick

Remember...you just lost $23,125 when you sold your old home. In the end, you will end up on the positive side.  Your gain on the purchase of the new home will offset the loss you faced when you sold your old home. 

 In this example, the homeowner saved $26,475, is living in a home that is twice the size of the old one and paid less/square foot.  So the next time someone tells you that this real estate market is only good for buyers.....tell them,  "not in all cases"

People who know me know that I love, love, love to travel and go on vacations.  I have had a great opportunity in my previous jobs to travel on their dime to places as Oahu (Honolulu), the Big Island (Hawaii), Fairbanks (Alaska), St. Johns (Newfoundland).  I had a chance to live in Los Angeles which happened to coincide with the Rodney King and OJ fiascos AND the Northridge 7.0 earthquake.

But I digress.  Even in this somewhat unstable economic world we currently live in, I have been able to get some money together to go on a full chartered ship for the Dave Koz Jazz Cruise.  We leave out of Ft. The African American Arts and Heritage Festival will be held on Saturday, September 20, 2008 (10 AM - 6 PM), at the PNC Arts Center in Holmdel, NJ, Exit 116 of the Garden State Parkway. Admission and Parking is FREE.

Plaza Show with local and recording artist. Three hour Gospel Show with choirs and dance groups. Black College Fair and Non Profit Organization exhibits.

Fraternities and Sororities and community exhibits. Health testing and counselling. Black Arts and Heritage exhibits. Youth games and contest, includingg face painting and races. A few carnival games

 Seventy-five non-food vendors with clothing, hats, jewelry, books, cosmetics, health food &items, carvings, business opportunities, ethnic articles, and many more. Thirty food vendors with Bar BQ, chicken, fish, hot dogs, hamburgers, greens, beans, pies, drinks, and desserts.

 Black Arts and Heritage exhibits. Last year, the Buffalo Soldiers were there. Numerous food vendors, clothing, books, hats, jewelry, cosmetics, art works, business opportunities, and ethnic items.

Here is some advice from my co-worker Carolyn

Get there early. I always bring a small cooler with liquid refreshments and leave it in the car. Since the parking lot is in a contained area, you can always go to your car. The parking lot near the vendor and entertainment tents, fills up quickly. This area might be closed off and you will have to park further away. Bring fold-up chairs just in case.

Purchase your food early. Last year, my church choir was part of the program and I waited until we finished singing to purchase a rib sandwich around 2pm.

Hunger, will make you do crazy things. I stood in line wearing high heels for an hour. Ribs and fish are very popular food items at this event. Needless to say, they ran out of ribs 2 people ahead of me!

Franklin Mills is an enclosed shopping mall located in northeast Philadelphia, Pennsylvania.   The  mall houses 200 stores, a movie theater, two food courts, three theme restaurants and multiple casual dining options. Franklin Mills features the best names in manufacturers' and retail outlet stores including Saks Fifth Avenue OFF 5TH, Polo Ralph Lauren Factory Store and Neiman Marcus Last Call Clearance Center, Steve and Barry's as well as high quality entertainment venues including AMC Theaters, Dave & Busters Grand Sports Cafe',various restaurants. and the new Army Experience Center

The 1.7 million-square-foot mall consists primarily of factory outlet stores.
