Camden County Hispanic Chamber of Commerce Networking Reception

Last night, I attended a networking reception held by the Camden County Hispanic Chamber of Commerce and sponsored by Verizon.  The event was held at the Victor Lofts in Camden, NJ.  The Victor is in a building where Victrolas used to be manufactured.  It's an interesting building.

Smart Money Tips: - But Really, It's Up To YOU!

Smart Money Tips

These days, more than ever, we must be smart with the money that we have.  Here are 7 Smart Money tips that may help. 

1. Charging Credit Cards To The Limit

Using credit cards responsibly can help you build good credit so you qualify for lower interest rates on loans. However charging your cards to the limit and not paying them off is a sure ticket to trouble. It's very easy to say to yourself that you will use your charge card and pay it off when the bill comes.  That almost never happens.  So, pay in cash instead to keep spending within your means.

2. If It Can Happen, It Might

If you're involved in an accident the day after your auto insurance policy expires, you can really be up the creek without a paddle. If that happens to you, the financial fallout can be devastating.   You can literally be on the hook for hundreds of thousands of dollars.  Be sure you stay fully covered with auto, life,  renters or home owners health care and disability insurance at all times.

3. Not Saving

Due to compound interest, when it comes to saving,  time can be your friend.  The earlier you start saving, the easier it will be. By waiting even just a few years, you make it much harder to meet the same goal.  Try to set up a "just because" savings account.  Put a set amount in it every pay day and never plan to withdraw the money.  This can be as little as $10-20 per paycheck.  Pretty soon you will save up a nice little nest egg that you will be able to use if you have an emergency.  What you will find is that you often find other ways to handle the emergency and your account will continue to go.  Whatever you do, don't get an ATM card for this account. 

4. Giving Away Free Money

If your employer offers a 401(k) plan with a company match, make sure you take full advantage of it. Put simply,  a company match pays you. If you're not contributing enough on your own to get the full match, you're giving away free money.

5. Save First

Basing your investments on what you have left over at the end of the month will get you nowhere fast. Instead, set up an automatic that takes money out of every paycheck. You'll probably never miss the dollars you don't see.

6. Co-Signing for Loans

Never, Ever Co-Sign Period!!  Next time a friend or family member asks you to vouch for them on a loan, politely run the other way. Remember, if a person needs a co-signer, it's because the person applying has no credible history of paying debts on time. In other words, they have bad credit. If they didn't pay past debts, what makes you think they will pay this one?  If the person who received the loan is late on payments or simply doesn't pay up, you'll be responsible. And it could damage your credit.

7. Driving Upside Down

Let's say you buy an expensive new car and finance it for five years. Since new cars depreciate quickly, after a short time you may owe more on the loan than the car is worth - being "upside-down" on the loan. To get the most for your money, put at least 20% down or, better yet, buy used and drive it till it dies.

Goodbye Winter: Now It's Time For My Spring Shave

Today is March 20,2009. It is the first day of spring.....yeah.  The last sign of winter is gone.  What is that you may ask???

My Grey Beard...lol

Last night, I stood in m house and after the trumpets stopped blaring, I made the following pronouncment.

"Tonight is the last day that you will see this unshaven face until the first day of Winter 2009.  The King has spoken.  Please govern yourselves accordingly"

Well, after my wife stopped laughing and rolling her eyes at me...oh yeah, and after I got down off of the chair, I proceeded to shave.

So now I am ready for spring. I am ready to get out there with my clients and buy and sell some real estate. Spring gets me even more charged up than I am on a day to day basis. 

I hope everyone else is ready to follow me and have a succesful spring 2009.

Congratulations to MY Wife.

That's right MY wife, Erica Y. McClain.   She has just passed her Pennsylvania Real Estate pre-licensure course.   She spent many nights in a cold classroom, countless hours studying and always had an unrelenting attitude.

You see, a dream starts with a thought, an idea, a passing fancy.  The sucessul person will INVESTIGATE and ACT.  The unsucessful person will WAIT for someone else to do it.  Erica, like myself has a love for real estate.  She has spent many hours acting as my right arm as I continue to build my NJ real estate practice.  Since Erica is from Philadelphia and she saw the need for a great Real Estate Consultant in Philadelphia and decided to do something about it.  The next step is passing the state licensure exam and then she is on her way.

Dreams: Always Have One

DREAMS

Dreams......we all need to have a dream.  A dream that is personal and unique to your own situation.  If you don't have a dream, you will continue to travel in circles going nowhere fast in life. 

Leander McClain has always had a dream or three.  My dreams have changed over the years.  As I got older and wiser, some of the things in my dreams have been replaced by other things. 

As a young man, I was infatuated by cars.  I could tell you the name make and model of every car that we passed on the street.  I always wanted to own a Rolls Royce.  I read about the craftsmanship.  The specially bred cows that were used for the leather in the car.  That was a great dream. Today, if I could afford a Rolls Royce, I think I would take the money and do something more satisfying with it......like build some housing for medium income families.  Families that are working hard to improve their situation in life. 

Was there anything wrong with the Rolls Royce dream?? NO!

It was my dream and it continues to be.  I still love cars.  Maybe one day i will buy that Rolls Royce....maybe I won't.  But I will continue to have a dream that drives me to improve myself and my business.

I bring my same dreams to my real estate practice in Burlington County, NJ.  As a real estate consultant, I work with my clients to help make their dreams come true.  It's not all about money.  The look on a first time home buyers face when you hand them to their new home is priceless!  The look on the face of a retiree who just sold their home and is moving south is priceless!  When I do a great job for my clients, they take care of me by referring me their family, friends and people they care about.

So I say

DREAM ON PEOPLE!!!

You can use duct tape for just about everything.Many years ago, I used to venture out every other Saturday for my bi-weekly manicure (french tips, of course) because a girl always feels pretty when her feet (and toes) look good.  Eventually, I developed warts on the ring and middle fingers of my right hand.  This had absolutely nothing to do with the manicures.  But, I became self conscious about my fingers when the warts grew large enough to cause the nailbeds to become misshapened and the manicurists would comment on them.  I tried everything to get rid of these warts: freezing, Compound W, duct tape (yeah, there really are a million and one ways to use duct tape), everything!  Nothing worked.  The warts might get a little smaller for a while, but they kept coming back.  And, they invited their cousins to join them!  It appeared that I had some kind of virus in my system that manifested in warts, rather than the plain old, run-of-the-mill topical kind.  Yippee!  I'm special.

Use grapefruit seed extract for your warts.About a year and a half ago, my mother-in-law recommended that I try Grapefruit Seed Extract.  This is an absolutely vile, revolting concoction of the most sour tasting stuff you could ever imagine.  But, I decided that, if it was going to work, I was going to keep at it.  So, I mixed 10 drops of extract in a shotglass full of water, choked it down and followed it up with a nice citrus-flavored juice as a chaser.  After a couple of days, I noticed a marked improvement in the size of the warts.  After a few weeks, they were completely gone.  My fingers were normal looking again.  It's been over a year and they still have not come back.  Amazing stuff.

Grapefruit seed extract is also recommended for colds, gastrointestinal disorders, upset stomach, diarrhea, poison ivy/oak, rashes, cold sores and even head lice, dandruff and chicken pox.  It's amazing what a few drops of grapefruit seed extract can naturally do to your body's immune system.  It's also available in pill form, but the liquid gets absorbed into your system much easier.  Go to your local health foods store and pick yourself up a bottle today.

EXIT 4 Beer by Flying Fish: Mount Laurel, NJ ~ Limited Release

Flying Fish Brewery is a fine local NJ Brewery.  I can attest to the quality of their products as I have been a consumer and a fan of Flying Fish Products since their opening in late 1996. 

Now, they will be celebrating the area that my real estate practice specializes in

Flying Fish will introduce limited edition Exit Series beers.  According to Flying Fish "The Exit Series is a multi-year collection of extremely limited release beers celebrating the great state of New Jersey.  Each beer will focus on the unique aspect of an individual exit, whether it's an ingredient, attitude or weird event.  The releases won't follow a pattern, instead, they'll bounce around the state as the whim strikes us."

The very first release is EXIT 4 (YESSS!)  Exit 4 is Mount Laurel, NJ on the New Jersey Turnpike.

Exit 4 is  Belgian-style Trippel that has a hazy golden hue and the aroma of citrus with hints of banana and clove.  Predominant Belgian malt flavors give way to a subdued bitterness in the finish.  Bottle conditioned, this beer will develop as it ages.
